ABOUT THE PROJECT
Grant Mill is a historic, reconverted mill building that features 85 loft-style residences, ranging from one-, two-, and three-bedroom apartments or townhomes.
Originally constructed in 1910, Grant Mill was part of the Carpenter Mills complex and remains a distinctive example of industrial architecture throughout Providence’s Federal Hill neighborhood. The four-story brick building, once home to textile and even jewelry manufacturing, now serves as a unique, modern residential experience with high-end finishes and a range of onsite amenities.
Grant Mill’s renovated lofts incorporate the building's industrial history, with exposed brick and beams, original wood floors, 8 to 18 foot ceilings and oversized mill windows. These are thoughtfully balanced by a range of modern updates throughout the building, including stainless steel appliances, high-end finishes, and community spaces - from a theater room and game room to a spacious fitness center.

THE INVESTMENT
In 2017, Heritage Properties acquired the Grant Mill Lofts from Brady Sullivan RI Properties LLC for $13.4M. A Class A asset, Grant Mill marked our first investment in Rhode Island.
