When Heritage Properties acquired Grant Mill in 2017, it marked our debut into the Rhode Island market. Grant Mill was a strategic acquisition, one that provided an opportunity to leverage the building’s historical features and prime location to provide an elevated living experience for residents – all while meeting investment goals.

Originally built in 1910 as part of the Carpenter Mills complex, the four-story brick building in Providence's Federal Hill neighborhood spent decades serving the region's textile and jewelry manufacturing industries. Today, following a 2009 conversion, the building features loft-style residences with one-, two-, and three-bedroom units, including townhomes – all while preserving the building’s exposed brick and timber beams, original wood floors, high ceilings, and oversized mill windows.

The acquisition was driven by a combination of factors Heritage Properties looks for: strong location in a growing market, residential appeal, the ability to add value over time, and preservation of unique features or historic details. Since our acquisition, the team has pursued a value-add renovation strategy focused on enhancing the resident experience as part of our people-first mission. Recently, our team modernized finishes while improving the community’s amenities (including a theater room, game room, and fitness center)!
